Frequently Asked Questions

Image License and Usage Policy

All Photos and rights relating to them, including copyright and ownership rights in the media in which the Photos are stored, remain the sole and exclusive property of the Photographer. This license provides the Client with the limited right to reproduce, publicly display, and distribute the Photos only for promotional or advertising purposes directly related to the sale of the Property. Photos used for any purpose not directly related to the sale of the Property must be with the express permission of Photographer and the payment of additional fees, unless otherwise agreed to in writing.

Photos may be uploaded to any MLS listing service solely for promotion of the Property during the pendency of this Agreement. However, regardless of any terms and conditions of the MLS, at no time does this Agreement provide Client with the right to transfer copyright, or any other exclusive rights as provided by the Copyright Act 17 U.S.C § 106. Photos may contain copyright management information (CMI) at the discretion of the Photographer in the form of either 1) a copyright notice © and/or 2) other copyright and ownership information embedded in the metadata or elsewhere, unless otherwise agreed to by the Parties. Removing and/or altering such information is prohibited and constitutes violation of the Digital Millennium Copyright Act (DMCA) and Client will be responsible to the Photographer for any penalties and awards available under the statute. Client is responsible for ensuring that the Photos are removed from MLS databases at the expiration of this Agreement.

Unless otherwise specifically provided elsewhere in this document or other signed agreement between the parties, any grant of rights is limited to a term of either one (1) year from the date of this Agreement, or (2) at the termination of Client’s representation of the Property, whichever occurs first. Further use of images beyond one (1) year requires Photographer’s permission and additional fees. Rights are assigned to the Client immediately upon delivery of the Photos.

Cancellation and Reschedule Policy

I understand how dynamic the real estate industry is, and things can change in an instant! However, I respectfully ask for 24-hour notice to cancel or reschedule photo session.

You can call me at 352-238-3654 or email to cancel or reschedule a session.

If I arrive at the property to find the session is cancelled (including denied access to the property), a $50 fee will be accessed. I do not foresee any reason to assess fees as communication between us will be open and current.

Inclement Weather Policy

Photo shoots will continue as scheduled as long as it is not physically raining. If rain is present, we can shoot the interior as the seller has probably put a lot of hard work into getting it ready for the scheduled shoot. I will then return for exterior photos at the earliest day possible where the weather cooperates. Another option is we can reschedule the entire shoot to my next available appointment. (No reschedule fees will be assessed for inclement weather.)

Service Area

I serve Marquette, Michigan and surrounding areas. If you don't see your area or city on the map below I will still be able to help you but my services will be subject to a travel fee. To inquire about scheduling an appointment outside of the service area, please call or text 352-238-3654.

Payment Methods and Policy

Payment for all photography is required at the time of the session. You may also prepay.

I accept payment by check, cash, ApplePay, PayPal, or Credit Card.

How should we prepare the home prior to the photo shoot?

This list will help you prepare the property for the session. I know it's a long list but it will help you sell your home faster and get you more money for it. Remember, you only get one chance to make a first impression!

Exterior

✓ Move all vehicles from driveway and away from the front of home

✓ Place trash cans (and anything that is not attached to the home) inside the garage or out of sight

✓ Cut grass, and remove all weeds from cracks in concrete

✓ Remove garden hoses from the yard Pressure wash driveways and sidewalks

✓ Clean windows and mirrors

✓ Remove the for sale yard sign

✓ When possible water the grass 4-5 hours prior, it’ll even help a brown lawn look better

Kitchen

✓ Remove calendars, they make a home look dated if the listing lasts beyond the current month

✓ Clear all sinks and counter tops of clutter, sponges, soap, knives, cutting boards, etc.

✓ Okay to leave 1-2 small appliances on counters but more than that looks cluttered

✓ Remove magnets, pictures, lists etc. from refrigerator doors

✓ Clean shiny appliances very well, or they will look smudged and dirty from camera flashes

✓ Remove trash can from kitchen

✓ Bake cookies just prior to home showings to create a comforting smell through out the home

General

✓ Replace any burned out light bulbs

✓ Show off natural light by opening all window drapes and blinds

✓ For security remove any expensive artwork and firearms from view, even if they are decorative

✓ Move any furniture that obstructs windows

✓ Turn all ceiling fans OFF, they create motion blur in photos and video

✓ Turn all inside lights ON, bright rooms sell

✓ Turn all televisions OFF and clean them very well

✓ Make all beds and close closets Open doors between rooms Remove ALL evidence of pets

✓ Conceal cords, unplug them from the wall if needed (not lights)

✓ No shoes or clothes out in the open, place them in a closet

Bathrooms

✓ Toilet lids should be down

✓ Clear the countertop and shower from absolutely every item considered to be personal

✓ Remove cleaning brushes and trash cans

✓ Clean mirrors and grout

✓ Close shower curtain unless it bath is custom tiled, then showcase with shower curtain half open

✓ Put a new roll of toilet paper on the holder

Do I have to meet you at the home to give you access?

You can simply provide the code to the lock box installed. Of course, you are also always welcome to meet me at the home and hang out during the photo shoot.

How long will the photo session last?

The photo session will take anywhere from 45 minutes up to 2 hours depending on the size of the property.

What photos will be taken?

All rooms of the property will be photographed e.g., kitchen, living room, family room, bathrooms, bedrooms, master closet.

The interior of the garage will not be taken unless specifically requested.

If you have a special feature of the house you'd like photos of please let me know in advance.

Will the images work for MLS?

Yes. I will supply photographs in a high-resolution format suitable for print and paper advertisement; and lower resolution suitable for email and web advertising such as MLS.

How are the photos delivered to me?

You will be provided a link to a photo Collection. You have the option to download the full Collection, or individual images.

To download the entire Collection, you simply need to click on the Download icon shown at the top right of the Gallery view.

For Single Photo Download (note: this option is Off by default), they can click on the Download Icon located on the individual image they would like to download.

Your client will receive your download in a .ZIP file format on your computer, which you can unzip/extract to get the .jpg image files inside.

Do you accept credit cards?

Yes, I accept payment by check; or secure credit card payments through Stripe, PayPal, or the Cash App.
